Detailed drawings were initially prepared for construction and Building Regulations approval.

The main aspect of the design brief was to create a family living room off the existing kitchen overlooking the rear garden, without compromising the view of the garden from the lounge. In addition, a good sized utility room was created with a downstairs toilet. A relocated door to the garage from the utility freed up wall space in the kitchen which is linked to the extension by a new breakfast bar, creating a much improved kitchen area.

The new family room has a vaulted ceiling making it feel light and airy and more spacious than its footprint would normally provide. Exposed roof beams also add character.

The extension has transformed the accommodation and way the family use the house.
