Taking advice from his solicitor our client appointed us to survey the property and provide a detailed Record Schedule of Condition prior to signing a 10 year lease. The schedule recorded current defects affording him the following advantages:-

• A stronger negotiating position on work to be undertaken by the landlord prior to occupation
• A stronger negotiating position regarding the rent and a rent free period
• Better protection against a future dilapidations claim on expiry or termination of the lease
